To help ensure every guest enjoys their time with us, please take a few moments to read our Booking Terms & Conditions before confirming your reservation.
By making a booking, you agree to these Terms & Conditions on behalf of everyone staying at the property.
Booking Information
1. Payments
Your booking is confirmed once the 30% non-refundable deposit has been received and written confirmation has been issued by Ty Annie Ltd. The remaining balance is due 6 weeks before the start of your stay and payment details will be sent to you by email before the due date. Failure to make payment by the due date may result in your booking being cancelled and the reserved dates being released for resale. Payments should be made using the secure payment methods provided by Ty Annie Ltd.
2. Security Deposit
A refundable £500 security deposit is required before arrival. Providing the property is left in good condition and these Terms & Conditions have been complied with, the deposit will normally be returned within 7 days of departure.
The security deposit does not limit liability, and guests remain responsible for the full cost of any damage or losses exceeding this amount.
Deductions may be made for, but are not limited to:
* Damage to furniture, fittings or décor
* Damage caused by pets
* Fake tan staining to bedding or towels
* Excessive cleaning
* BBQ left unclean
* Glass breakages in or around the hot tub
* Damage to the hot tub cover
* Missing property items
* Smoking inside the property
* Unauthorised late departures
3. Cancellations
If you need to cancel your booking, please notify Ty Annie Ltd as soon as possible. The cancellation policy confirmed at the time of booking will apply. We strongly recommend purchasing comprehensive travel insurance to protect against unforeseen circumstances. Should Samphire House become unavailable due to circumstances beyond our control, we will endeavour to offer an alternative date, suitable alternative accommodation or a full refund of monies paid.
4. Booking Eligibility
To help preserve the peaceful atmosphere of Samphire House for all guests and our neighbours, the following booking conditions apply:
* The Lead Booker must be at least 25 years of age at the time of booking.
* The Lead Booker must occupy the property throughout the stay and is responsible for ensuring all members of their party comply with these Terms & Conditions.
* We will request photographic identification from the Lead Booker before arrival as part of our guest verification process.
* We also require the full names of every guest staying at the property prior to check-in. This information is collected for booking administration, safety and security purposes only and is handled in accordance with our Privacy Policy.
* Hen parties, stag parties and similar celebrations are not permitted.
* If your booking consists of a single-sex group, please contact us before booking to discuss your requirements. We reserve the right to decline bookings where we believe they may not be suitable for the property or its surroundings.
* The property is intended for peaceful holiday use only. Parties, events and unauthorised gatherings are strictly prohibited.
* Only guests named on the booking confirmation may stay at the property unless agreed with us in writing before arrival.
* We reserve the right to refuse or cancel a booking where we reasonably believe these Terms & Conditions have not been met or where the proposed use of the property is inconsistent with its intended purpose as a peaceful family holiday home.
During Your Stay
1. Respecting the Property
Samphire House has been thoughtfully designed and carefully maintained. We kindly ask that guests treat it with the same care and respect as they would their own home.
Please:
* Report any accidental damage as soon as possible.
* Leave the property clean and tidy upon departure.
* Return any moved furniture to its original position.
* Remove outdoor footwear where possible to help protect flooring and rugs.
2. Maximum Occupancy
Samphire House accommodates a maximum of:
* 8 guests
* plus one infant using the travel cot provided.
Bedroom configuration:
* Three super king bedrooms
* One super king or twin bedroom (must be requested before arrival)
* One additional room suitable for a travel cot
The maximum occupancy must not be exceeded at any time.
3. Children
Families are very welcome at Samphire House.
Please note that the property features:
* sloping landscaped gardens
* raised decking
* changes in external levels
* a private hot tub
While these areas comply with current building regulations, parents and guardians remain responsible for supervising children at all times.
We recommend keeping an eye on little people who have just found their feet.
4. Accessibility
Due to the sloping site, stairs and changes in level, Samphire House may not be suitable for guests with limited mobility. If you have any questions regarding accessibility, please contact us before booking.
5. Visitors
Only guests included on the booking may stay overnight.
Unauthorised visitors are not permitted without prior written agreement.
6. Noise
Please respect our neighbours and the peaceful surroundings.
Quiet hours apply between:
11:00pm – 8:00am
If excessive noise, anti-social behaviour or parties occur, we reserve the right to terminate the booking immediately without refund.
7. Smoking
Smoking and vaping are strictly prohibited throughout the property.
Candles, incense and naked flames are also not permitted.
Additional cleaning charges may apply where these conditions are breached.
Dogs
We are delighted to welcome up to two well-behaved small hypoallergenic dogs at no additional charge. Before booking, please contact us to confirm your dog's breed.
Dogs must:
* Be over two years old
* Be fully house trained
* Remain downstairs
* Stay off beds and furniture
* Be dried thoroughly before entering the property
* Not be washed inside the house
* Never be left unattended
Please use the outdoor tap after beach walks to rinse sandy paws.
As the garden is not fully enclosed, dogs should always be supervised when outside.
Guests are responsible for cleaning up after their dogs and for any damage caused during their stay.
Hot Tub
The private hot tub has been carefully prepared for your arrival.
To help us keep it safe and enjoyable for everyone, please observe the following:
* No glass in or around the hot tub.
* Plastic glasses are provided.
* No food in the hot tub.
* Please shower before use where possible.
* Replace the cover after every use.
* Dry hands before using the electronic door locks.
* Children must always be supervised.
* The hot tub must not be used after 11:00pm.
* Please do not adjust the settings or switch the hot tub off.
For longer stays, a member of our maintenance team may briefly visit to check water quality and balance the chemicals.
BBQ
The BBQ is available for guest use.
Please:
* Bring your own charcoal.
* Clean the BBQ thoroughly after use.
* Leave it ready for the next guests.
The BBQ must remain in its designated position and must never be used on the decking.
Liability
Whilst every effort is made to ensure your stay is enjoyable, neither the owners nor Ty Annie Ltd accept responsibility for:
* Loss or theft of personal belongings.
* Vehicles or their contents.
* Utility interruptions.
* Adverse weather.
* Circumstances beyond our reasonable control.
* Injuries arising from failure to follow safety guidance provided during your stay.
The maximum liability of the owners or Ty Annie Ltd shall not exceed the total cost of the holiday booked.
Complaints
If anything falls short of expectations, please contact Ty Annie Ltd immediately.
Our local team will always do everything reasonably possible to resolve any issues during your stay.
Complaints raised only after departure may limit our ability to investigate or resolve the matter.
CCTV
For the security of our guests and the property, Ring doorbell cameras operate at the front and rear entrances only.
The cameras do not overlook the hot tub or private guest areas.
Footage is securely stored and accessed only where necessary for security or legal purposes.
Electric Vehicles
There is currently no EV charging point at Samphire House.
The nearest public charging point is located at Crwst, Poppit Sands, approximately one minute by car or ten minutes on foot.
Charging electric vehicles from domestic sockets at the property is strictly prohibited.
Privacy
Your personal information is processed in accordance with our Privacy Policy and the Ty Annie Ltd Privacy Policy.
Information collected during the booking process is used solely for administering your booking, verifying guest details and managing your stay.
